HUD: Homebuyer Tax Credit Loans Still on Track ?
Conflicting reports are swirling around, but the latest (May 21, 2009) from Realtor.org says Homebuyer Tax Credit loans are still being considered:
News reports that the federal government is backing away from its plan to permit eligible borrowers to monetize the first-time homebuyer tax credit are off the mark, a spokesperson for the U.S. Department of Housing and Urban Development says. http://tinyurl.com/psp3y6

Down Payment Help from FHA?
Coming up with money to put down remains a stubborn stumbling block for many eager buyers. But now, the FHA's approved lenders, HUD-approved nonprofits and state and local governmental entities could be permitted to monetize the tax credit that expires Dec. 1 through short-term bridge loans, according to Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development. Metro Denver Foreclosures Plummet 46%
Foreclosure activity in metro Denver declined at one of the fastest rates in the nation during the first quarter, according to a report Wednesday from RealtyTrac.
Notices of default, foreclosure auctions and bank repossessions fell 45.8 percent in the first quarter of 2009 from the same period in 2008 in metro Denver, reported RealtyTrac, based in Irvine, Calif. Read more: http://tinyurl.com/ccuwfe

Denver Area Home Prices
Denver area home prices drop 5.1 percent from January 2008 until January 2009. However, the average drop in the top 20 cities was 19% for the last year.
One major reason the Denver metro area is not experiencing a larger drop in prices is because we did not have the double digit appreciation rates in the last 8 years that other large metropolitian areas had. Read more at: http://www.denverpost.com/business/ci_12041270.

Making Home Affordable Program: Key Components
On February 18, 2009, President Obama announced his housing plan designed to help 7 to 9 million families avoid foreclosure by refinancing or modifying their mortgages. The plan also strengthens the federal commitment to Fannie Mae and Freddie Mac (the government sponsored enterprises, or GSEs).

S&P: Denver had smallest 2008 home-price decline of 20 U.S. cities
Prices of existing homes declined less through 2008 in the Denver area than in any of 20 major U.S. cities, Standard & Poor’s reported Tuesday.
The monthly S&P/Case-Shiller Home Price Indices said average prices of existing homes in Denver fell 4 percent between December 2007 and December 2008, less than any of the other 19 cities in the report. http://tinyurl.com/agl9kg
