55+ Central Florida Communities

55+ Communities in Florida

Many manufactured home developments in Florida advertise themselves as “55+” communities. Occasionally, this term is used in conjunction with the words “retirement” or “senior” or even “adult.” Basically, however, a 55+ community is one in which all or virtually all homes are resided in by at least one person who is 55 years of age or older. In addition, children are usually not allowed in the community except for short-term visits.

This can make for a congenial community in which only “grown-ups” live. No teenagers with loud cars and louder music, no six-year-olds dashing through your garden, no school buses stopping at every corner . . . . For many who move into a manufactured home, 55+ communities allow them to enjoy life as they want, rather than how their neighbor’s children dictate.

Many 55+ communities are made secure through a gated entrance and some even have a security patrol which routinely drives through the neighborhood both day and night. In addition, the residents of these developments invariably have an old-fashioned sense of “community” and actually look out for one another.

While the old images of “retirement communities” still linger in some minds, a visit to any 55+ community will dispel the myths quickly. Residents of these communities are often busier than they have ever been--swimming, playing tennis or golf, and enjoying dinners and dances with other like-minded adults. Activities and social events are numerous and offer the opportunity to hone old skills and learn new ones, whether it’s learning to paint or finally getting to play golf as often as you like.

Of course, “55+” doesn’t always mean “retired.” Many residents of these communities still pursue their profession, while others are beginning a new career. If that’s your situation, be sure that the community you choose offers adequate access to roads which can get you to and from your job each day. Or if you’re thinking of working from your home, be sure that community regulations will not impact your plans.

You may also find that a 55+ community has regulations which limit the amount of time that children can live in your home as well as the amenities they may use. A long list of amenities and activities can be exciting when you first see them, but you need to consider how likely it is that you will make use of them. And while a rural location may seem wonderful when you visit, you need to know how far it is to the supermarket or to local medical facilities.

But 55+ communities in Florida are almost always very popular with their residents and, for many, provide an opportunity to begin a new phase of life in which everyone is a “grown up.”

The most famous Polk County attraction is 223-acre Cypress Gardens in Winter Haven, known the world over for its premier botanical gardens, world-famous water ski revues and old-fashioned Southern hospitality. At this botanical paradise, guests meander through a wonderland of free-flying butterflies, meet the world famous Southern belles, stroll past gigantic topiaries, thrill at the high octane ski shows or take a leisurely electric boat ride through a maze of landscaped canals.

Visitors can find another level of excitement at two aviation attractions in the area. Fantasy of Flight in Polk City displays more than 30 vintage aircraft as well as high tech simulators which enable visitors to experience the thrill of flying. In nearby Lakeland, the Sun ‘n Fun Air Museum features a large assortment of home-built and sport aircraft as well as a small collection of 1930’s era airplanes.

While in Lakeland, a trip to the campus of Florida Southern College will put you in the middle of the largest group of buildings designed by noted architect Frank Lloyd Wright. The college, built in the 1940’s with the help of students, only had enough money to build 12 of the structures Wright designed. Most of the buildings are open to the casual visitor to the college. A walking tour of the campus includes the only planetarium Wright ever designed as well as small but splendid chapels.

Polk County’s historic districts offer a glimpse of the past. Lakeland’s Munn Park boasts the largest collection of antiques in the area with more than 60 independently owned shops housed in restored buildings dating back to the early 1900’s. Antique districts can also be found in Lake Alfred, Winter Haven, Lake Wales, Bartow, Frostproof, Haines City and Davenport.

A little known slice of Florida history comes alive in Polk County at the Kissimmee Cow Camp. Here, the life of the Florida cracker cowboy or “cow hunter” is recreated as visitors travel back in time to the year 1876. The cow hunters work at a frontier camp where cows are rounded up and branded each spring in an authentically recreated world of Florida as it was a decade after the War between the States. Lake Kissimmee State Park also features 13 miles of nature trails through habitat for bald eagles, hill cranes, turkeys and bobcats.

Bird watchers will be pleased to discover the 42-acre Lake Region Audubon Nature Conservatory in Winter Haven.

Winding nature trails and a boardwalk over the waters of Lake Ned provide excursions into the world of nature, where visitors can observe numerous species of wildlife. Famous for its bird-watching, the conservatory is home to over 140 species of birds, including a flock of bald eagles, red-tailed hawk and green-backed heron.

Polk County’s Green Swamp offers an ecosystem with few intrusions from the industrialized world, leaving the habitat truly natural and undisturbed. Within Green Swamp, visitors can canoe and fish in the headwaters of five rivers, bike along abandoned railroad corridors -- including the 28-mile long Polk County Rail Trail that passes through the swamp -- or simply marvel at the spectacular natural beauty of this rare habitat. The swamp is the wintering ground for numerous migratory birds and even panthers have been spotted on occasion.

You can do more than just look at lakes in the county -- it’s widely recognized as the “Black Bass Capital of the World.” Over the years, the area has hosted many fishing tournaments both on the state and national level. The largest bass ever caught in Florida--over seventeen pounds--came from the waters of Polk County in 1986. With more than 600 natural lakes and rivers stocked by the state to choose from, there are plenty of places to cast your line.

If golf is your game, there are more than 500 holes of golf at some of Florida’s most highly rated courses. When you’re tired of playing the game, you can watch some of golf’s best at nationally recognized tournaments which are annually played on Polk courses. Much the same can be said for tennis which annually finds national tournaments in the area.

A little off the beaten track, you can travel to Mulberry and see an exceptional collection of more than 3,000 petrified fossils, ranging from the skulls of a rare three-toed horse and six-horned antelope to an 18-foot skeleton of a 10 million year old Baleen whale. Mulberry is not only the “Phosphate Capital of the World,” but also Florida’s “Bone Valley” where these creatures lived and died millions of years ago before they were found in the area during commercial digging for phosphate.

In Winter Haven, you can find the Museum of Fishing. There’s an extensive collection of fishing lures, antique and present-day trolling motors as well as fishing memorabilia in the largest historical and educational facility dedicated to the sport of fishing in the entire Southeast.

Also in Winter Haven is the Water Ski Museum and Hall of Fame. Here you’ll see the world’s largest collection of water ski photos, displays and equipment. Among the featured exhibits are the skis that Ralph Samuelson rode when he created the sport in Lake Pepin, Minnesota in 1922 as well as many vintage photographs of the pioneers of the sport.

A true high point in any visit to Polk County is a trip to Bok Tower Gardens just north of Lake Wales. Built on the highest point in peninsular Florida, Bok Tower is one of the state’s most famous and beautiful landmarks. Although its place in the Central Florida landscape is well known, its unique structure and beautiful gardens are less familiar. The 205 foot tower is constructed of pink and gray Georgia marble and coquina stone from St. Augustine. The carillon houses 57 bronze bells which range in weight from 17 pounds to 12 tons which ring out daily recitals across the hills of Central Florida. Visiting musicians and moonlight recitals are scheduled throughout the summer and winter. The surrounding 157 acres of gardens and nature trails feature azaleas, camellias and magnolias, and provide habitat for a colony of wood ducks and 126 other wild bird species.

First Quarter 2011 Housing Market Report From Central Florida Manufactured Home Sales, The Thompson Team

 

The median price of area existing-home sales has increased for the third consecutive month. However, the March 2011 median price is 6.36 percent less than the median recorded in March 2010.
The increase in overall median price is attributable in part to an increase in the number of “normal” home sales, which have higher selling prices than foreclosures or short sales.

Short sales and foreclosures continue to dominate and account for some sales in March, A consistently high percentage of these sales types is something that we want to see go away.  The sooner they flush through the system the sooner we can get back to a market based on normal sales”

The number of homes under contract for purchase in April was a a decrease compared to those closing in March.  February was the highest. As of this writing May at this point looks to be comparable to March and April.

The Polk County affordability index decreased to a still-rocking 255.05 percent in March. (An affordability index of 99 percent means that buyers earning the state-reported median income are 1 percent short of the income necessary to purchase a median-priced home. Conversely, an affordability index that is over 100 means that median-income earners make more than is necessary to qualify for a median-priced home.)

First-time homebuyer affordability in March decreased to 181.37 percent from last month’s 197.29 percent, which can be attributed in part to the rise in median price.

Homes of all types spent an average of 60-103 days on the market before going under contract in February, March, and April 2011, and the average home sold for 80 percent of its listing price. In March 2010 those numbers averaged respectively.

 

The area’s average interest rate for manufactured housing increased in March 2011 to 7-7.5 percent based of course on the Buyer’s credit.

 

Summer is typically a slower time we are pushing forward and are hopeful for more sales to follow soon.  Sellers can help themselves and “The Thompson Team” sell by making sure the homes are staged well for showing.  First impressions are very important and do sell faster than unstaged homes and we cannot stress that enough! Staging tips are always available from “The Thompson Team”.  Listing price is also  important.  Keep in mind that you might have to readjust the  expectations of what the home is worth in the current market.  “The Thompson Team can provide you with recent comparables for pricing the home accurately.  You must remember also that if a Buyer needs financing, the house must appraise for the asking price.  In some cases several of the same model homes are available so keeping the listing price competitive and if at all possible slightly lower than similar homes will provide an edge.  Give all offers careful consideration before declining or countering an offer. Buyers will find what they want in the price range they want and think is fair no matter where the home so keep that in mind. Another thing to consider is that walking away from an offer over a few thousand dollars means that you could pay that amount or more out in lot rent over the next several months until another Buyer comes along. Remember that a manufactured home on leased land loses value each year unless you add something major that an appraiser will consider so the chances of you getting out of the home what you paid for it is not an option as it was years ago.

Resident Owned Share Communities were developed for those of you who do not wish to pay lot rent for one reason or another.  In a Resident Owned Share Community you not only purchase the home but you purchase a "Share" in the Community as well.  An average Share in a Community runs about $32,000 on top of the sale price of the home.  When you purchase a Share you do not pay lot rent.  After a Share purchase you do pay a maintenance fee.  An average maintenance fee is $165.00 per month.  With that you are also charged property taxes for the Community that is divided amoung all the Share Owners, unlike the situation of paying lot rent where you pay no property taxes what so ever.  You can make this decision to purchase or not purchase the share for as long as you reside in the Community. 
Resident Owned in most cases is more appealing to younger Retirees rather than older Retirees that perhaps would not live in the Community for the term that would make the $32,000 decision to purchase a monitarily profitable one.  The best way to figure if this is advantagous for you is to calculate how many years you think you will live in the Community and calculate that lot rent and then compare that figure to the figure of the share purchase price.  The lower of course should be guidance for you as to which way might be a better scenerio for you.  In most cases if you plan to live in the Community for 5-10 years or more, owning a share could be of benefit to you.

Florida's "Thompson Team" Explains Leased Vs. Deeded Land Florida Manufactured Homes

The Florida leased land Manufactured Home arrangement allows you to own your own home for true privacy and independence while keeping your hard earned funds normally spent on the land purchase available for discretionary or emergency purposes. In addition, you have the assurance that community standards will be carefully maintained, you can enjoy the community social and recreational amenities, and you will live in a beautiful country setting only minutes from shopping and medical service and area attractions. As you reach your retirement years, typically your income is reduced from your peak earning period, and you must seriously consider methods of using your assets to your best advantage.

Whether your money is from a nest egg saved over the years, or profit from wise investments or the sale of your long-time home, is it in your best interest to tie up a substantial portion of it in the purchase of land?

Consider your options. One is to commit a large amount to the purchase of land - an arrangement whose primary beneficiary is the developer. The other is to purchase a less labor-intensive home in a leased land Community that you now qualify for a $25,000.00 tangible tax exemption on and keep your funds available for discretionary or emergency purposes.

Alot of general public still push land purchase, claiming land ownership frees you from additional financial obligations. However, this is not the complete story. Land ownership is an expensive way to live due to high property taxes, Home Owners Association fees and maintenance fees. In addition, it ties up your funds - money you can utilize only by selling the land or taking out an additional mortgage (and paying substantial interest to use money that was already yours.)

When you're considering a lot you own vs. a leased developed lot, look at the entire picture - financial, lifestyle and the business relationship. Be sure you get clear, concise answers to important questions. Are all utilities installed? Are there sewer and water impact fees? What landscaping and plantings are included? Are there parking areas and are they paved? Is there a monthly maintenance/association fee? Is the association run by nosey neighbors or professionals? Are there additional amenities and recreational facilities, and who maintains and pays for them?  Are there high Association dues?  How often are maintenance accessments due and what is an average of those costs?

Also consider who pays for maintenance, trash pickup, street lights, tree and shrub trimming, and rubbish removal?   Are you going to pay for that?  Are there effective community standards, pet and noise restrictions and security patrols? Is the Community gated?  And will there be professional management on site to help you in the future?

Property ownership is important to some people. Others enjoy the lifestyle advantages offered by a land lease community with protective standards. Evaluate both options. In the end, we hope you regard our Florida leased land Communities as a worthy alternative just like so many others!

The bottom line is leasing will save you money, gives you more security, and you have use of your money any time you need it. One final thought' The developer of a leased lot community has the responsibility to fund the community's repairs and maintenance forever. In an owned lot community, the developer will transfer the operational and maintenance responsibilities to the lot owners once the community is built out.

What are the assurances that your leased land lot Community owner will not sell the leased land Community to someone else?

Creating and managing Land-Lease Communities is the history of the Communities The Thompson Team will intorduce you to.  There goal is and has been to maintain ownership as a long-term investment - not buying and selling properties.

 What is lot rent, base rent, special use fees and user fees and what is the difference? 

"Rent" generally has a somewhat different meaning when used in connection with the rental of a manufactured home lot in a leased land communtiy than its more popular meaning or when used in connection with apartment rentals. 

"Lot rental amount" is defined as "all financial obligations, except user fees which are required as a condition of the tenancy."   Fla. Stat. 723.003(3).  Lot rental amount includes base rent, pass on charges, pass thru charges, late fees, pet fees, ect.  Section 23.031(3).  Florida Statutes states that the homeowner shall have no financial obligations to the Community owner as a condition of occupancy, except the lot rental amount. 

“Base rent” is a term commonly used in communities to represent the rent paid for use of the lot and related facilities. Base rent excludes special use fees, governmental and utility charges, and pass-through or pass-on charges, which are often stated seperately. Base rent   generally excludes fees that may not apply to everyone equally, such as pet fees and late fees, which are often identified as special use fees.

Special use fees are, as their name indicates, only charged under certain conditions. Certain fees, such as a fee charged when a check is returned for insufficient funds, apply only under specific circumstances and is not charged to all residents at the same time. Other fees imposed by governments, such as taxes or special assessments and utility charges, are outside the control of the community owner and may be stated and collected sperate from the “base rent” (so long as it is disclosed in the prospectus.) These charges are, however, part of the total financial obligations of the resident to the park owner and are included in the “lot rental amount." 

Section 723.012 sets forth the disclosures regarding increases in the lot rental amount that must be included in a prospectus in more detail, including in pertinent part:  An explanation of the manner in which the lot rental amount will be raised, including but not limited to water, sewer, waste disposal, lawn care, maintenance costs, and any other fees, costs, and/or charges to which the mobile home owner may be subjected. 

Although this varies somewhat by the particular amenities and services available in each community, the lot rent fee in most Communties includes water, sewer, waste collection, recycling, street lighting, maintenance of all common areas, including roads, free use of recreational facilities and lawn mowings.

Does the monthly lease fee change and by how much?

Yes, the monthly fee generally increases annually in small increments. You would be hard pressed to find a community that does not have annual increases. All Communities aim to keep increases limited to the amount necessary to maintain community standards and services that residents want and expect. Communities strive to keep  lease fees in pace with the market, which has helped departing residents realize resale values substancially above market prices.

 What are fee increases based on?

Although it can vary from year to year, generally an increase can be based on any or all of the following:

Rents in comparable communities.
The Consumer Price Index (CPI)
Controllable costs such as maintenance.
Hard-to-control costs such as utility charges, land taxes, rubbish costs and insurance expenses.

By law, residents receive a letter each year informing them what the increase for that year was based on.

Is there a cap on increases?

Yes, there is a cap on lease fee changes. This is goverened by the State and as a rule if mimimum wage or social security go up a certain percentage, then your lot rent generally will go up by that same percentage.  The Communities The Thompson Team will show you have kept their lease fees in pace with that of comparable Communities to keep current and incoming residents happy, and provide good resale values for residents if and when they decide to relocate, or thier famlies in the event of your passing.

Can our grandchildren stay and visit with us?

Yes, there are no restrictions on guests other than they are required to abide by the same rules as the residents and they can not stay longer than 30 days without Management approval. Many grandparents say "We love to see our grandchildren come and love to see them go home as well." - a benefit of  "55 and over" communities.

Are  rules actually enforced?

Yes. Many residents move to communities because of  community standards and the stability the rules create within the community environment. These standards were written based on experience managing manufactured home communities for over years in Florida, and input from past and present residents. It's the Communities obligation to you to ensure that they are enforced.

Are house pets allowed?

Yes, in most cases.  Communities recognize that to many people, an animal companion is a loyal and needed friend. In most all communities, small dogs or cats are permitted inside the home.
